WHY IS ALBANIA BECOMING SO POPULAR?

Albania lies on the coasts of the Adriatic and Ionian Seas. Bordered by Montenegro and Kosovo to the north, Macedonia to the east, and Greece to the south, Albania proudly boasts stunning natural beauty - from forested mountains to golden beaches with crystal clear turquoise waters. Thanks to its rich history, this country is home to various UNESCO-protected sites, old towns, and castles such as Butrint, Gjirokaster, and Berat that are worth a visit. The combination of its beautiful nature, heritage, and Mediterranean climate makes Albania one of the most popular travel destinations and a prime place for investment.

Albania, known centuries ago as Illyria, is a developing country. From the second century until the introduction of Islam by the Ottoman Turks it was a Christian nation; however, it was briefly ruled by a communist government in the 20th century, and in 1967, under dictator Enver Hoxha, it became the world's first atheist state. Nowadays people do not identify more with one national religion than with another. It is common to find a church near a mosque. Now, after around 50 years of totalitarian rule, Albania is prospering and breaking away from the politics of isolation. Albania has been an EU accession candidate since 2014.


WHAT LANGUAGE IS SPOKEN IN ALBANIA?

The official language in Albania is Albanian. In the northern parts of the country, some Albanians speak Italian. Greek is also spoken in Saranda, in the very south of Albania. A lot of people in Saranda speak English.

IS SARANDA A GOOD PLACE FOR INVESTMENT?

The popularity of Albania and especially the Riviera where Saranda is located is growing year by year. Many different languages can be heard in the streets of Saranda and the number of foreign visitors is increasing. The construction activity is progressing rapidly, the apartments and houses with a sea view are of course particularly interesting. In the summer of 2021, a beautiful promenade was put into operation in Saranda, which quickly became the focus of city life. Due to the dynamic development of road infrastructure, the prices of land, apartments, and houses are expected to rise steadily.

HOW TO GET TO SARANDA?

The most popular way to get to Saranda is by plane. Saranda itself has no airport yet, and that is why most visitors choose low-cost airlines to get to Corfu, which is off the coast of Saranda. The drive from Corfu Airport to the ferry port takes 15 minutes. The boat trip from Corfu to Saranda takes 35 minutes. You can also fly to Tirana (Albania's capital) and from there continue by bus or car to Saranda. The journey takes about 3-4 hours thanks to the new tunnel that was finished in the summer of 2022.

IS IT SAFE IN SARANDA?

Despite the stereotypes, Saranda and Albania in general are very safe places. The locals are very nice and friendly to tourists. Even when coming back from a party at night, you can feel very safe and calm. In the summer season, many tourists from all over the world come to Saranda and you always can count on the local people who are always willing to help.

WEATHER IN SARANDA, WHAT CAN YOU EXPECT?

Albania has a subtropical Mediterranean climate. Its topography is dominated by mountains, hills, and coasts, and the country's geological and climatic characteristics result in an extensive network of rivers and lakes. Saranda stretches along the Albanian coast of the Ionian Sea and has a Mediterranean climate with over 300 days of sunshine a year. Even in winter, the temperature rarely drops below 10 degrees Celsius. Storms or snow are extreme phenomena that occur in this region a few times a century.

HOW TO GET AROUND SARANDA?

The best way to get around in Saranda is on foot. Of course, depending on where you will be staying, renting a car is also worth considering. In the summer season, the traffic is very heavy and the city is stuck in a big traffic jam. Then the scooter is best suited. Motorists drive very carefully and accidents are extremely rare. WHAT ARE THE LIVING COSTS IN SARANDA?

In comparison to European countries and U.S.A, Albania has a low cost of living. Prices of basic products are much lower than in the European Union. The same goes for restaurants or medical services. The cost of fuel, on the other hand, is similar to that in the EU.
Here are some examples for you:
  • Internet costs: everything is available up to 1 Gbit/s, costs around €20/month depending on the provider
  • Water and electricity: monthly make around 40-70 EUR depending on the usage
  • Garbage disposal fees: none!
  • Medical insurance(international): 600-2000 EUR a year

IS THERE HEATING SYSTEM IN BUILDINGS IN SARANDA?

Floor heating and radiators are almost nowhere to be found, but floor heating can be installed in properties that are still under construction.
However, most households heat with an air conditioner.


HOW LONG DOES IT TAKE TO GET TO THE NEAREST MARKET, SCHOOLS, HOSPITALS?

Saranda is a relatively small city. There are shops and supermarkets located all over the city and it usually takes 50 meters to walk to get the groceries. Getting to the hospital, private hospitals, schools, and kindergarten take around 5 minutes by car from anywhere in the city. However, if you are staying or deciding to buy a property in the old part of Saranda called Kodrra, it will take you around 2 minutes by car to reach the hospital or school.


WHAT IS THE REAL ESTATE ACQUISITION PROCESS?

Purchasing a property is formalized under Albanian law. The whole process is very transparent and looks the same as in most European countries. After choosing the property and signing the contract with a notary, the buyer pays the agreed amount to the notary's account. This amount will only be transferred by the notary to the buyer after the notary has completed the legal formalities and receives a certificate of transfer of ownership to the new owner. Until the rights to the property are transferred to the new buyer, the money is secured in the notary's account. According to current law, the notary is responsible for the entire process of transferring ownership.


WHAT ARE THE REGULATIONS FOR OBTAINING THE RESIDENCY PERMIT?

With the Certificate of ownership, you can apply for the residency for 1 year (always easily renewable). The average costs are around €40. If you will start a company in Albania, you are also eligible to apply for a residency permit for 5 years. There is a possibility to obtain the residency with a long-term rental contract as well.

CAN FOREIGNERS BUY A LAND?

The purchase of agricultural land is possible only if you purchase it through the company. The company has to be registered in Albania.

WHAT ARE THE PROPERTY TAXES?

Real estate tax is levied annually by the municipalities on buildings and commercial land and agricultural land according to area/square meter/use.
For commercial space (not public space) the property tax is ALL 0.14-20(0.001-0.17€)/m2 depending on location/use.
For agricultural land, the tax is ALL 700-5600(6-48€)/hectare per year depending on the category determined by the Ministry of Agriculture.
For buildings, the following property tax rates are applied to the tax base:
- 0.05% for residential buildings
- 0.2% for buildings used for economic activities be used.
As a buyer, you have to pay the tax ONLY once you decide to sell the property.


WHEN WILL I RECEIVE THE KEYS TO MY PROPERTY?

According to the law in Albania, the keys are handed over to the new owner when the notary gives the buyer the complete documentation and transfers the entire agreed amount from the notary's account to the seller's account.


IN WHICH LANGUAGE CAN I HANDLE ALL ADMINISTRATIVE MATTERS?

WHAT ARE THE COSTS OF COMPLETING THE FORMALITIES AT

The costs for formalities such as a notary, translation of a notarial deed, or administrative fees are indicated right at the beginning of the contract preparation. It is crucial for us that each of our customers is aware of all the costs before they decide to buy. These costs are covered by the commission paid. We provide detailed information about the transaction costs every time so that they do not surprise the buyer.

IN WHICH CURRENCY CAN I PAY IN SARANDA?

The currency in Albania is the Albanian Lek. In most shops, you can only pay in this currency. It's very different in bars and restaurants. There you can pay in both Lek and EUR. The current exchange rate is 1 EUR = 115 Lek. In Saranda, there are branches of international banks and many ATMs that can be used with Mastercard or Visa.
